For many years now it has been a sellers market in Toronto. Interest rates have remained low and in spite of the government's efforts to tighten lending policies, there are still a lot of buyers in the market place. Bidding wars continue to take place in many parts of Toronto and in the GTA. 

Buyers are willing to pay top dollar for a house that has good mechanics and is updated/renovated. Most buyers that I have worked with do not want to any kind of work such as renovating a kitchen/bathroom, replacing flooring or removing knob and tube wiring for example.

As a seller, the more value you add to your property, the better the chance that you will have an excellent opportunity to sell quickly and possibly in a bidding war. 

If you are thinking of selling, it is important to make sure your home is well prepared and staged. Since the majority of people are very visual, seeing a cluttered room or an outdated paint colour could deter buyers more than you would think. This is something I love helping clients with since I have personal experience with self staging and also by selling several properties this way - there no need to hire a stager.
